Four Ways to Increase the Lifespan of Your Asphalt

Do you know the simple things you can do to extend the lifespan of your asphalt pavement? Cassidy Paving is happy to provide you with some tips that can help you get the most out of your commercial, industrial, or residential asphalt investment. We know there is nothing worse than unexpected repairs, so here are some things you can do to prevent costly repairs for as long as possible.

Keep It Clean

One simple action you can take without the help of a licensed/certified contractor is doing your own cleaning of your asphalt pavement. This can be as easy as sweeping debris off regularly and using a hose to spray off any residue build-up. If you don’t take time to remove dirt and any other accumulation off of your pavement, it will act as an abrasive over time causing cracks and holes. Furthermore, stones or acorns can fall onto the surface and can be pushed into the pavement by vehicles. As long as you get out there on a schedule or as needed, you can do wonders for the lifespan of your asphalt.

Have a Drainage Plan

One of the biggest culprits of asphalt pavement failure is water. If water is pooling on the surface or rushing off the edge of pavement, it is just a matter of time before it seeps in resulting in subbase issues and damage to the asphalt. Furthermore, if water is running fast off a pavement edge, it can cause erosion of the adjacent soil, which in turn can undermine the stability of the pavement around it. There are ways to fix this issue on the already laid pavement. Cassidy Paving has extensive experience providing drainage solutions, which can also include adding asphalt berm and curbs to help divert water to the appropriate location.

Apply Sealcoating

One of the most effective ways of preventing damage to your asphalt is by applying sealcoating. It is imperative to apply sealcoating and reapply often so that your asphalt isn’t left to the cold Massachusetts winters and blistering hot summers without protection. Construction Review Online says “sealcoating seals the surface of your asphalt, protecting it from harmful elements like oxygen, moisture and UV rays which cause your pavement to become oxidized; and also preventing water seepage”. You want to do as much as you can to halt any untimely damage to your pavement. Our paving experts recommend reapplying sealcoating every three to five years in order to get the most life out of your driveway or parking lot. There’s no reason to delay this important maintenance step.

Fix Cracks and Potholes

Even the best-maintained asphalt will need repairs from time to time. We highly suggest when you start to see cracks or holes forming you give us a call right away. Whatever you do, don’t wait to get these issues corrected. The longer cracks or potholes are left without a remedy, the more damage they can do to the pavement. Potholes are signs of bigger issues in the design or functionality of your asphalt. Cracks can mean disaster if not addressed in a timely manner. No matter the weather outside, call our expert asphalt team to get an inspection of the damage. We can offer both temporary and permanent treatment options for you.
